New home buy chedam ani chustunna...koncham tips cheppandi, gone through the old treads mostly new home / newly constructed houses treads ekkuva kanipinchaledu. Koncham kinda vesina questions ki ans and mee salahalu suchanalu ivandi.. Thank You

1. Is this a good time to buy a house?

2. If in case buy chedam anukunte down payment 5% or 20% which is best 

3. Area preference emi chudali like good school district etc..

4. Office nundi sumaru entha distance lo tesukovochu like ( < 25mil)?

timing ante..if u really need now..go for it..

or wait after schools start....kotta houses ki it doesnt matter though

July-Aug Housing hot market... since school starts from Aug

Wait till Sep if you really want to buy soon...

 

presently full upp unnnai rates... If you can wait till 2019 , emanna tagocchemo - just my 2 cents

 

5% - 20% anedhi nee savings batti... i would first save atleast 6-8 months of EMI (for future use) and pay rest for down payment.. (10% ala).. i would never pay 20% for sure anuko

School district imp - for future rentals ivvali anukunte or for your kids..

Ofc nundi 20-30 min drive dhaaka modable... bigger picture chusukunte.. downtown or Atlanta lo ekkuva companies unna place nundi chusukunna ok..

 

Avasaram lenappudu don't go for big house... 2500 Sq. feet dhaaka - single family homes modable.. even for future rentals/Resale (just to be in safe side)

Check taxes and HOA rates to see what's your final pay..

Also pre approval tecchukunte mundhe helpful to look for houses....

Thanks for the valuable inputs bhayya.. Actually last year start chesanu H1 transfer punyama antu 9 months delay ayii last week approve ayindi...malli delay cheyatam enduku ani thinking. Will keep in mind. One more question 

1. Quick moving home best or construction cheyinchukovatam best?

if newly married... schools picha lite.. neeeeku schools gurinchii pattinchikokuuu.... if pattinchukunnav ante neeku rates ekkuva untaayee... 

schools anedhiii pedhaaa waste katha in US... schools peru cheppi rates ekkuva untaayee for sure... if schools good unte 100% kids good a undaali kadha..ala undaadhu mari..it alldepends on your kid....ela learning and all... parents involvment kuda undaaali anuko...

Next go for townhome if first time , no condo no single family..condo aithe paina or kinda neghbors tho distbnc chaalaa... single ante maintenance issues.. waste karchuluuu... so first time always townhome.. if possible go for new construc,..

 

Office nunchiii max 30-40 min commute unte best.. lekapothe nee life nuvvvu 3-4 hrs daily road paina spend cheyyalsi untundhiii.... I know some one spend 4 hrs on road daily....

 

20% unte go for it.. if not 5%.... migithaa 15% emergency funds kindaa use cheskoo.... u will pay mortage insutance around 250 anuko permonth if 5% down

 

good time bad time ani emi undaaadhu..... its depends on your luck anthee....
