Housing.com lo graphs untai showing current growth rate on a locality to locality basis. If there isn't much data, then go for neighboring localities in the direction towards the city

Don't go by what ppl say...bit risky. Basically if ppl say an area is good for investment, chances are it's price is already high with everyone flocking there

It's obvious that They will always try to hype their business. Next 2-3 months will tell real ground situation.

actually independent house around 160 sq yards di 55-60L quoting. land rate just estimate chesi cheppina, but I think that would be land rate(and I am looking for plots only)

Apartments, plots daily labour, petty business and services vallu konaru kadha like cutting shop, puncture shop, bike/car mechanics, and small time marketing agents etc.,

ORR ki 20 to 25 Km distance lo shankarpally/Mokila loney 25k average nadusthundhi, Rampally/Pocharam is inside ORR and just adjacent lo ORR, 3 to 5 mins to get onto ORR, inkem kavali.

BTW, Singapore township, Infosys(500 Acres campus) pakkana govt 2 bedroom scheme apartments construction complete ayinayi, Dussera ki  opening, once opened,  there will be further development, transportation facilities, like increased RTC busses and ghatkesar MMTS also almost complete and trail run is going on. . . . East Hyd side is the only area where you see such low price. Even Kompally/medchal  route(north Hyd) side poyina 25K ku  ORR bayate vasthadhi.

East Hyd advantages:

  • Metro from Uppal x road to Sec-bad, Ameerpet, Hitech city, miyapur, Gandhi busstation
  • 3 to 5 mins onto ORR, then traffic less 35-40 mins drive to Airport.
  • MMTS services opening at Ghatkesar, can travel to Sec-bad(railway station), Begumpet, Hitech city, I think Sanathnager, Medchal ku kuda linked anukunta MMTS route

Bro, not sure about pocharam rates, but rampally is a developing place and good investment destination. Its 5 kms from ECIL and close to expressway

I own a plot there and made really good returns
