For Furniture, I spent about 10K or so. Lawn mowing, pest control, termite control, Insurance,... untayi. Electricity/gas ekkuva untadi when compared to rental apt. If I had waited till I save enough to avoid PMI, I would have paid atleast 200-300k more for the same house.
