Illu konukkovadam is a good thing. In my case, my mortgage payment is less than rent and so it is a straight forward decision.

For Furniture, I spent about 10K or so.

Lawn mowing, pest control, termite control, Insurance,... untayi. Electricity/gas ekkuva untadi when compared to rental apt.

If you invest the same amount you are paying now as EMI for furniture in index funds, that can easily build asset at least not a depreciating asset for longterm.

Furniture after few years is worth cents.

Bed, night stand and chest came up to $1800 for me. If you have 3-4 bed rooms, living room and a personal office, it will cost a pretty penny.
