I never said he'll sign a EO...I meant Govt interference would be an option if they want to avoid market correction...

even if he did want to, I don't think EO's gonna cut it....bill needs to be passed for restricting corp ownership in residential real estate.

No single company/entity can control or manipulate the market for eternity...whenever there are extremes, markets will correct themselves...in fact, 2008 recession happened because of wall st meddling in residential real estate...

If you're talking of 2008 specifically, Starwood waypoint and Invitation homes benefitted the most from foreclosure business. They merged in 2017. Who's owns it? Blackstone. Blackstone made $7 billion when went public with their home rental business. Again Blackstone ownership structure has both Vanguard and Blackstone. 

It's all how much research you do to connect the dots.  Presumably, you think "conspiracy" as an imaginative lore. Unfortunately, the literary meaning of it is something else which can look up. Hope you have not bought a mortgage. If you did, I wish you a good luck in managing it.

#2 You can spin it anyway you want...you are involving blackrock and vanguard in your theories as if they are private enterprises and it's their private money...these funds have public investors whether buying directly or thru retirement/pension funds..I have invested in Vanguard ETF's. Lot of people I know have iShares ETFs. These companies are consolidating middlemen anthe, Investors are the actual owners. In fact, Bogle created vanguard to be a cooperatively owned company.

#3 no mortgage, no house, no family..I don't think I'll ever buy a traditional single family home..maybe a 1bed/1bath condo in distant future in one of those 55+ age restricted communities..adhi kuda maybe anthe

#1 Might is also out of realm of possibility. Nothing happening here.

#2 Where is the theory here?  Starwood waypoint and Invitation homes merger is a fact and their ownership by Blackstone is a fact. Vanguard and Black Rock being owners of Blackstone is a fact. 

Vanguard is NOT publicly traded. All the likes of you owning ETFs is like bottom dwelling small fish. The individual ownership in the Vanguard's funds was NEVER made public. The BlackRock ownership of Vanguard's funds is NOT disclosed. Vanguard's ownership of Black Rock alone is worth over $10 billion. Then you have endowments and foundations where things get even obscure. 

#3 At least, you are one of the sane people here on this DB. Your Vanguard's investment will likely yield much better returns than those that are struck with Mortgages.

Why do PhD in housing, if someone really needs a home, efford and can be happy living in it, I say worth buying. 

You can always make that depreciation money somewhere else.

Buying a house is different from buying a mortgage. The interest (and property taxes) will eat up your monies and NA is an ever expanding Suburban pit. So more generic houses you buy more get built. Any deflationary pressure will eat away supposed equity that you have built. If it's earned only by working a job, then your 3 years savings on an average are up for a toss.
