Candela subdivision now has new schools. Cross creek ranch is good too. Harvest green is becoming mullahs adda due to mosque coming up nearby. Quote

Cross Creek Ranch sounds like a good option—I’ll have to explore it. I hadn’t heard of Candela before, but I’ll look into it. Do you have any insights on the following communities: Pecan Ridge, Jordan Ranch, and Cross Creek West? Quote

baabaa Posted June 15 Report Posted June 15 School wise, Katy ISD on south of I-10 are best in the Houston area. All the good named schools in Katy ISD are done with new construction. Lamar ISD is also upcoming good school district. Cypress area has lot of young telugu population recently move in. So school ratings will improve for sure. Dont focus too much on school rankings, I know desis who moved out of Seven Lakes school area because their kids could not take the competition. No point pushing kids through that extreme rat race. I'm mainly looking for areas with decent schools—I'm not too focused on rankings at the moment. Diversity is important to me, and I'd prefer a neighborhood with a good-sized Asian community nearby. CyFair isd is also very good and upcoming desi population as Katy is no long expandable. North Katy lo kuda Elyson has new schools and sizeable desi population now. Since ur search is in Richmond, I suggested those. Avoid Fort bend isd if u can in Richmond. Trillium is in worst school district and u may be in flood zone due to george bush park reservoir nearby. But after hearing the feedback, I’ve decided to narrow my search to the Lamar CISD area and will choose between Cross Creek Ranch, Cross Creek West, and Jordan Ranch. Any good communities in CyFair ISD? Few of my friends are interested in moving. Quote

New homes in bridgeland are now zoned to waller ISD as they are being built west of 99. Marvida is a good community too but schools are below avg. Quote

Make sure you understand Property Taxes, HOA Fee, Home Insurance/Flood Insurance rates before you buy house in this area. They will hit you big time yearly. Quote

I’m seeing property tax rates mostly between 2.8% and 3.3%, and HOA fees range from $1,100 to $1,800 per year depending on the community amenities. I still need to look into home insurance and flood insurance rates, but I’m hoping they won’t exceed $3,000–$4,000. Quote
