The thing people don't understand is that your friend who bought for 720K last year will be paying less payment (Mortgage+ Property Taxes+ insurance) than the one who would buy for 630K today. 

Plus whoever is planning buy today thinking that they got a deal on the property and they can refinance when the interest rates go down.. But the truth is they can only refinance the property when the interest rates are down and the property has appraised after they closed. As an example, for a 500K house you borrowed 400K and your property is down to 450K, you can only refinance to 360K not 400K.. rest you should be able to pay cash.

The only decent place left in Austin area that's why they are in those area. Eastside and southside of the town is blue collar labor. Westside is full of Executives and CEO'e near the lake. Austin city lo old time Autunites settled

What you said is true if my friend bought beginning of last year when rates are at 3-3.5%. House closed in Nov when rates are almost 6%
