In this market

Luck and timing you need to identify when the sales guys are under pressure to sell this many units this quarter , this month end etc

Select a move in ready home or which is ready to be released , analyze everything school, upgrades he kept (focus only on constitutional like extra bath, California room etc etc)  , phase etc

Negotiate crazily based on demand go with check and pre-approval letter

Most of the sales guys respond yiu based on the interest you show to them , vadiki impression you have to create like you will sign if he gives that deal, be reasonable he

will nit reduce the base price (at least in CA some rule) but all those upgrades he can give as incentives

Idi expiernce with freind close in avalon trumark river island

I think it's timing and your intent to close the home

Dallas lo still seller market , been waiting for more than a year and half . Frustrating,  getting close to 35 and still staying in apartments. Feels like looser sometimes. Hard with single paycheck in this market.

Without customization  , ready to move in homes tho adjust avuthe  go and talk to them. They may provide some incentives. Sometimes Big builders rates are controlled on the top level, sales representative can't do much. You can always put an offer and see .
