Land appreciation in Himayatnagar - Sell or Keep?

I have been holding 160 sq yards land in himayat nagar. Right now it has an old construction home built 30 year ago which is on the verge of breaking down. So my options are

- Demolish the existing home and build a 3-4  storeys Home, and give it for rent. This would cost me approximatley 1 cr. So to recoup the cost, it would take atleast 10-12 years with rent.

- Sell the land and buy an affordable villa near by Hi tech city (putting in extra money from my pocket) and give it for rent.

Can someone please suggest the best way to proceed in terms of appreciation and get more bang for the buck?

Himayat nagar lanti places lo land vundadame oka adrustam… I would keep it and reinvest on it…

if u sell, how much money will you get it right now? and ah price ki manchi villa ey area lo ravochu? 

Also Hyd lo manchi areas lo villa ante very pricey....and ah price ki rent ekkuva raadu.

Ade 1cr tho Himayat nagar lo new building construct chesi rent isthe better....this is a good ROI than buying villa for few cr's and get less rent.

If I am in your place .. I will ask whether parents need money from this house as rent ..if they yes I will construct new house and construct the shops for two floors and third floor house

Ipudu himayathnagar old aipoindi .. na udhesham prakaram akkada pedha investments jaragavu .. better invest in a place where you have more potential for growth

This is what i feel as well. That the appreciation in Himayat nagar will not be much compared to the areas like Gachibowli, Hitec City, Kondapur, Miyapur, Nanakramguda in the next 10-15 years. The 1 cr i would need to invest in building 3-4 storey house in himayat nagar, i would rather add that amount to the money i receive from selling this plot and buy in one of the above mentioned areas. anduke ikkada asking if this thought process make sense ani

Tbh i am not sure. May be 1.5 to 1.75 cr expect cheyyachoemo if private property can buy. Villas ki enta max rent expect cheyyochhu in general?
