I will tell you the other angle... Why CBN's vision for the industries is bad by taking an example. For an industry at a very high level if you divide its Capex, the setup consists of components like Establishment cost & Operations cost. When you delve further down, the establishment cost consists of indirect spend and direct spend..further down you can break it into infra, manpower setup etc.

CBN gave a 600 acres to KIA and marked 160 acres right beside this land for aux setup and future expansions. All the land around KIA was usurped by the local/global TDP leaders. Generally when you plan, you plan 3 times more land than the initial allotment for future companies. Here, they did 1/6th. Now the price of land from around the industry has skyrocketed increasing the cost of infra establishment which makes it unsustainable for small aux industries like forgers, bearing companies etc.

If I have to give you an example of how it can be done better, look at what Tamilnadu did with their motor industry. CBN's oft repeated line of "sampada srustista" always revolves around real estate. That's insane. As a contrast, China the most industrialised nation on the planet also controls all the land in the country. While I don't advocate that approach, some version of it has to happen in India which is already a highly populated land starved country. CBN's realestate development is exactly against that.

Q : How do you build Amaravathi

CBN : I will sell land and buld it
