buying town house - waiving off inspection after accepting offer from buyer

Townhomes will hoa which owns the exterior of the homes and its hoa’s responsibility to fix ant issues with exteriors. 
in my opinion, waiving off inspection for townhome is not a big deal

False. May be you are thinking of a condo. Townhomes exterior is not covered by HOA

Most townhome covenants, conditions and restrictions (CCRs) require the HOA to provide some level of maintenance, typically limited to exterior surfaces of the home (roof, walls, driveways and sidewalks) and some landscaping.

Atleast in CA, exteriors of townhomes are covered by hoa

"maintenance" is a key word here. It does not entail any ownership. Thus, they wont shell out money to fix repairs. They will probably over see basic preventive maintenance...

Did u ever own a townhome? 
 

i did own one few years back. They changed the roof.  Exterior damages were also covered.  They do yearly inspections and fix the issues.

termites is different and owner is responsible for that

Not sure if it’s a California thing. But it’s new information to me. No, I never owned a town home and I probably never will

Dobbeyamanu, never buy house with out inspection, 40 year old ante will have so problems so they could be discouraging you to save money

Thanks a lot guys. they are going to arrange inspection on Saturday( before closing the attorney review). Now Agent is saying that,  If anything not good and feel that worthless to buy after inspection, I can back off from the contract without any penalties.

Also they are saying that townhouse association is responsible for roof and external maintenance. Hvac/heaters are 5 yrs old.

New home ki Nenu 3rd party inspection pettanu .Nuv 40yrs old antunav neku pipes,electrical problems,roof , ceiling evi anni bagunai ani neku thelsa. 3rd party vadu max $500 charge chestadu will give you all problems otherwise you end up in loss brother

Last para. Thats what i have been saying. Unfortunately most of the folks who gave advice here might not know that hoa covers those for townhomes.
