Waiving off inspections can be a common practice in some real estate markets, especially in competitive ones like NJ. However, it's crucial to carefully consider the risks involved, especially in an older property. Since it's a 40-year-old townhouse, there could be hidden issues like mold or structural problems.Given the age of the property, you might want to consider Mold Testing as part of your due diligence, even if you decide to waive the general inspection. Mold can be a hidden problem that may not be apparent during a regular inspection. It's better to be safe and informed about potential issues before committing to the purchase.
