Fellow Canadian here. E2 is a non immigrant visa.  If your green card gets petitioned E2 visa won't be renewed. E2 risks denial if your business is struggling or marginally successful. You will need to switch to EB5 for a green card as you're born in India for better prospects or switch from TN to H or L visa for a green card. I haven't been to Seattle or Bayarea but visited and lived in Dallas

I've  lived in Southern Ontario for most of my life in Canada. Dallas is relatively is cheap. But property taxes are way higher if you're to buy a house. Weather is unbearable, it's like hot air blower to your face for most of the time. Too much Telugu /desi concentration more or less like Toronto. If you like that vibe, you will feel home in Dallas. 

I've lived in Hoover, Alabama, for a while in Tennessee (Chattanooga) visited Nashville and Atlanta often. I felt all these places are better than Dallas, but Atlanta is the only one that come close the  size of Dallas. The others are more better places to live.
