Villas in hyderabad

So many ads in Instagram and everywhere else. 

With the change in govt, what's the right place to buy a villa in hyd. 

Criteria 

- Value for money

- livability (how close groceries, decent schools, basic amenities are)

- Society (like minded people)

- Growth

- Reputed builder vs normal builders (Ability of builder to provide all amenities as promised)

Suggest best places for 2 cr range and 4 cr range.

No one knows what new Govt is planning in terms of real estate..all are speculations only...wait and watch is the trend now...Even i am looking for options in investing in real estate...whether to buy a plot in around HYD or go and buy 2-3 acers land in my village with the same amount of money....

Manam matladaamu kada! Whatever it is, best to go with a plot inside a X city. Villas and basic infrastructure kadataru, but look for plot phases in those ventures. Build your own. Risk ekkuva vundi with construction quality and costs.

Aaa 3-4 cr villas evo govt quarters la kaduthunnaaru.. same plan … anni houses… villa mundhu road chala chinnavi 30 ft emo…

Not true. Roads bagane istunnaru. Ippudu anni integrated city plan tho vastunnaru. Commercial, semi, residential, with golf courses, etc. Nenu annadi alanti integrated city lo villa plot teesukuni taravata nuvve kattinchuko antunna. Anyway, most people are moving out as it is not financially viable anymore for them.

True ... for good quality villas you have to go with a reputed builder but they cost a lot more. 

I like the concept of similar color and pleasant colors they put on villas ... but I agree like in US, I wish they come up with 3-4 plans and different elevations, community looks much better.

mee native place ekkada ??

villas konekante; farm house better investment emo. maa frnd gadu 1200 sqyards some 1.5-2 cr madyalo moinabad side tesukunnadu; vadiki renting in hyd and having farm house made more sense than putting some 4-5 cr in some apt in the middle of city. so he gave on lease the leasing guy rents out to ppl who want to do staycation or host events; but when my frnd wants to use it he will not put it on rent; some sort of flexible setup. the leasing guy will earn money on the other rents; kinda win win situation but works for ppl who stays in and around hyd not for NRIs 

naaku kuda ade better anipinchindii; but parents kosam ala aithe waste.

Just checking to see what others are doing after the govt change. 

Raj pushpa Green dale at Tellapur is costing 7 cr for 330 Sq yards. 3 floors 4030 SqFt.

Hows moinabad? Much cheaper I guess.

Oorjitha Armonia at rajendra nagar is also costing similar but a little bigger.

Not for parents. I am from hyderabad. I am in fact thinking of Moinabad as well. Are NRI's allowed to buy Farmhouse? I read somewhere that they cannot. It comes in the same category as Agriculture land. 

But I did like Moinabad and saw some houses in 1.5-2 cr, that too very big. It might be a better idea.

Yeh some places. But smaller size. Big ones and reputed builders its costing 7 cr. Hopefully the prices will come down a little bit ...

if I were to work in Hyd nenu moinabad, shankarpally(ippudu idi baga expensive) lanti outside towns ee chusta; 
hybrid roles vunte ide best to beat the traffic of hyd. ORR ekkithe chaalu.

Kokapet Gandipet lo minimum 10 crores unnay villas.. Pedda villas aite 25 crores anta.. I almost fainted..
