Don’t buy home, unless you want to save less. You are good with renting for next couple of years

your money will not lay eggs if you hold cash. Put them in HYSA at least

Iowa lo State income tax undi.. property taxes are also not cheap…

nenu personal ga vellanu , with wife not working and in a remote place with rent less than 1000 i still believe renting is good in your case.

 state tax 6.98%

property tax 2%   -- almost equal to texas more than cali and atlanta

You are saving 4k, only buy if you can pay 20k. Your salary take home more than 6.5k unte konachu, assuming 2.5k expenses out of it 900 rent. If you take 400k mortgage 3.5-3.6k will be your mortgage payment and you will only save 1-1.5k
