Investment apartment to buy with 1.5 cr budget - Near Hi-tech city

Guys - Please suggest areas with growth for appreciation and rental yield.

I am looking to buy a 3 BR apartment in a gated community which can return a good monthly rent for maintenance and also has a high ceiling for appreciation. Time frame is 5 to 10 years. 

Shortlisted areas are kondapur, nallagandla, tellapur, kokapet with projects by myhome, rajpushpa, aparna. Are these good areas to consider? Am i missing any other areas? 

what about buying a villa a bit far away within this budget only for appreciation with no rental income. Is this a better option?

I need to finalize within next 2 weeks. Please pour in your recommendations.

Normal independent apartment building in Pragathi nagar Nizampet lo vundi 25 to 30K rent. TS said prime locations.. bhane vastunnayi rents ippudu

Bro, one suggestion- if you put that same 1.25 cr in a good Nifty 50 index fund with average return of 12% for next 5 years the profit you make is - 75 lacs.

Emergency untey u can get money easily also when compared to land or apt
