not true. apartment will appreciate and create equity.

rental = EMI in gachibowli and financial district.

if you sell and reinvest in big apartment. Tax = 0

if you live in India or plan going back yes, but if you live in US it's waste.

I agree. Planning to go back aithene.

Also $1 million in USA vs India aithe , India lo invest cheyadam better.

that is also blanket statement bro, will depend on rupee depreciation. 5 years back rupee was below 70 now above 80, that itself is 20% loss.

Thank you bros for all you suggestions. TBH now it's more confusing as to investing in an apartment vs buying a plot is more profitable in the long run, since we have mixed response. To give you more context on my situtation -

It will be 1.5 cr cash investment, no loans, i have change my mind from investing in an apartment to buying a plot in a gated community. One reason i want to invest is avoid capital gains on the 1.5 cr i received from selling a plot in gandhi nagar. Atleast 30 lakhs will be black. Remaining will be white. 

Since i have changed my plans to invest in a plot based on your inputs, i am considering mokila, MAK BTR layout as alternatives. Please suggest any other reputed HUDA plots to invest based on my budget with high ceiling for appreciation.

buy land owner share in big builders like aparna,rajapushpa. Rajapushpa Infina project chudu. They are in beginning phase. takkuvaki vasthai. For example 2 years back Aparna zenon lo land lord share 6200/- ki sale chesaru now 9500/-

plots are at all time high. There will be little or no appreciation in Mokila. Mokila is too hyped. Inka kokapet finish avvadaniki 5 yrs padtundi adi oka shape ki vasthey kani Mokila ki hype radhu

Adele depends on lot of factors too but my point is it's not worth the hassle if you're in US. Simply putting in index funds will give good returns without headaches on long term. But if you are in India it's a no brainer because you want to own some place to live or have additional income when prices are consistently increasing.
