Is it worth? Rental kosam and future lo sell if get good rate. 
konagane rent ki isthe, new home lo emina issues unte ela. Manam unte we see everything and find out in first one year. Property management company and tenants pattinchukoru kada. 
 

Also, already primary home meeda bank loan undi so second house rental invest kosam bank loan istara. Is it worth it or hyderabad lo invest better if we are in closer to GC date.

Regarding first year home problems not a big deal after 6 months 9 months you can have detailed inspection with permission of tenants to find out issues and report to warranty of your builder

Yes some banks 25% some even 22% down, (some desis now a days with remote job are telling the new home too as primary but different story) your DTI is still considered 45% to 50%

If the investment property has rental history the current rent 75% will be considered towards monthly income if new home etc 70 to 75% as fair market value towards your income hope this helps, ps nenu konaledu apudu apudu mee laage thinking

Rental investment depends on many factors. Banks do give loans for investment properties but interest rate will be 1-1.5% more compared to primary house and as @csrcsr said, only 75% of rent will be considered as income when calculating loans.  Also down payment varies a lot based on ur financials and bank. So banks say 25% and some even 40%.
also you need to pay taxes for all the rent income minus interest paid minus property tax minus maintenance expenses. 

People in bay area buy investment rental properties just for property appraisal but not really for rent.

also when you sell rental property, you will need to pay tax on profits. I think you can avoid paying tax if you re-invest in properties. 
 

coming to problems with new homes, most construction companies give 5-10 yrs structural warranty which should be good imo.


My opinion: invest in property only if u think value is going to up. Be prepared to shell money from ur pocket every month.
