Cap rate is 5.71% the cons of it is mortage rates. They are asking based on income generation not keeping interest in mind. with 20% you pay 6.7 to 7.4k per month with 30 year loan. based on NOI. 7k per month. so it is break even best case or net negative. Property or monthly rent price are not going to raise exponentially any time soon. Quote
