Friends, Need your opinion on the below property:

  • Multi family with 8 units mix of 2 beds and one beds.
  • 100% occupancy. Renovated in 2022 with new HVAC.
  • Asking price: 1.4M
  • NOI: Avg 70K-80K/Year.
  • Location: Atlanta, GA - Proximity to Georgia Tech.
  • Maintained by property management company.

At this interest rates you will have bowl in the hand.

Will SBA do mortgage refinancing? If so will that works for commercial real estate office condos ? I have an office condo and this month my mortgage rate bumped to 9%. Please advise if there are any options 🙏🙏🙏

How is NOI calculated in this particular case?
Current rents enta, market rents enta?
Is there any CapEx involved (like roof, siding , etc.) - This could be very low since recently renovated. 
Plugin all the numbers in a standard calculator - if cap rate is over 8% the consider it. Ideally 10% cap rate is better. 
Future lo loan rates taggutayi ani maatram konaddu. No one knows when they will go down. Till then you should be able to survive. 

SBA loan avasaram ledu. Commercial loan is easy with 25% down.

Got lost few years financial data from the current owner and in process of verifying bank statements and other due diligences. I'm pursuing SBA to get cheaper interest rate. If not will go with commercial loan.

SBA loans are for owner occupied.  This will not qualify if I understand it correct.
