buying townhome( ~10yrs old)

HOA policies? HOA reserves? What does HOA covers? any legal issues filed against HOA? 

Other issues..

Remaining age of the roof? Any roof leaks? Parking ? Rental restrictions (if you are planning as investment)?

roofs usually lasts 10-15 years and at the end of their life the HOA jumps a little bit up as you have to atleast pay the deductible and its done for all homes in HOA (not just yours)

applicances life kooda 10-15 years untundi, mostly take it as 10 so factor in that cost as you may have to replace them in the next 1-2 years

Garage door/springs etc also need to be checked

Third party inspection as others mentioned will cover most things

HOA for townhomes is usually high so check on the numberr

future rental purpose aithe townhomes are a good buy and will be in budget most of the times

my understanding is generally townhomes own land vs condo where you don't own the land, I'm not very knowledgable in this so would let others comment

if it is 10 years most of them do not have it kaka.. 

you will see in new homes.. earlier it was used to store materials and scrap...
