New home pre-wiring choices

Hi Everyone, kotha intiki design choices select chestunnanu. Builder emo kavalante Pre-wiring chesthanu antunnadu for security camera and media room. Manam em options pettinchukovali? Em adagali? Poe camera setup? 

1. Lvp selection lo em chudali? I mean the thickness and reliability? Builder default teeskunte cost save avutundi but better looking model is expensive. What's the take on this? How often will we replace flooring? Every 5/10 years etc? 

2. Basic Carpet or good carpet with heavy padding or just take the basic one now and change it after few years? 

3. Can Cabinets be painted to a different color in the future? Or is it too expensive?

Edhaina afterwards expensive… home building appudu chesthe cheap and goes in loan

I recommend all the corners of the house to have sockets for sec cams so cams ki future lo solar panels battery vi konakubda U will save

carpet take better ones coz normal one doesn’t do much bagundadhu… trust me take better one on this.

all extra options are better

nen house koni 5 and half yrs ayindhi

still I feel I have better options than my frds who bought new houses just coz of high end choices I made.

like patio fireplace, covered porch, carpet, extra bedroom, tankless water heater etc.., whcih now costs bomb

good flooring will last 10+ years easy. Get high end lvp with 3/4+ thickness or hardwood. You can refinish with different color later if you wish, many times without replacing 

good carpet with heavy padding feels amazing. I spent 6k to replace 1400sft. Cabinet repainting won’t be like factory finish and not worth it

Don't worry about CAT5 or 6 cables in each room, WIFI is getting so much better u don't need any ports even in home office. Try getting wired for the home theater and security system. 

If you have kids and pets go with basic, Deep carpet cleaning will cost you $600 and make it new again. 

Cabinet painting is easy but taking them out once you move is next to impossible.

Inka Cables I went with cat 6

and one more thing

I went with tiles in living area, dinning area, office room. Carpet upgraded ones in bedrooms and game room

and when compare with frds 50k to 60k extra ayina feel avaku trust me tharvatha ninnu thop ani poguduthar

First give preferences to structural changes. It will take $$$ to do later.

 

For example: Pre-wiring for all rooms and recess lights points or recess lights installed. Usually in CA,  builder gives recess lights in high traffic area like foyer and less in hall etc. But, bed rooms, guest rooms they wont give you lights. so better to go with prewiring include enough recess lights. atleast prewiring unte, guest bedrooms lo fan with light install chesukovachu. other wise apartment laaga standing lights pettukovali

- Undermount sink. its must easy to clean and look good.

-california room 

-if you have kid below 2-3 years, go with carpet which gives cushion while crawling etc.

-go with Quartz countertops. easy to maintain.

-Medicine cabinets in bath rooms.

-extra space in bathrooms for soaps and shampoos.

Go with builder for flooring. 
 

Go one or two levels above the basic carpet but padding is more important. 
 

Cabinets - Just go with what ladies like. Dark cabinets are lesser maintenance but white cabinets elevate the feel.

Structural cheyinchuko wat all u need for sure .. walk in shower okati sure ga pettinchuko .. if possible go with Quartz as countertops .. ceiling gola undadu apudu .. electrical kuda wherever u need go for it .. white cabinets bring openness to the house .. but maintenance kashtam ..

Get all the electric work done through builder, so you don't patch drywall and mess/fix something later.

All recess lights - add extra recess lights for a well lit room and you can put them on separate switches (2 each).

Separate switches(wiring will be different) for Fan and lights in every room. (try to get the regular fan holders NOT these pancake boxes)

Kitchen under cabinet lights

Power outlets over the kitchen cabinets

Power outlets/1-2 Extra in the ceiling or on top of the wall in porch and patio/deck to hang string lights etc..

Flood lights on the corners 

Wiring for the Outdoor camera with with ethernet wiring - 1 over the garage, 1 looking at front door, 1 looking at the backdoor (it doesn't matter on the sides.)

Most builders these days are offering at least 1 ethernet outlet on each floor, make sure to place them where you can use Mesh access point. (If you are passionate about networking, check Unifi  for options including ceiling wifi access points or attic access points). If you have a dedicated Home theater room, get wiring done for 7.4.4 (subwoofer cables). Use 10/12 AWG speaker cables and have 2-4 feet extra on the ends and don't bring them in bunch of speaker wires in one place(spread them in 2-3 separate box). 1 inch conduit with ethernet and hdmi cable for projector and make sure you have access to a ethernet port where you plan to hook your AV equipment.

1 inch conduit for the living room TV for HDMI etc. Get  ethernet to the TV in family room. Get a wood block installed for mounting the TV(Most builder know about this.) 

Don't get this type of fireplace

Get the best quality LVP/Engineered hardwood and see if you can avoid carpet in high traffic areas(stairs/hallways etc..). Get the high thread count carpet(level 3-5 upgrade) with maximum padding.

Ask if the builder is going to provide underlayment(this helps with noise when walking), if not it is not expensive if you provide it to them before installation of flooring.

Get 5inch baseboard, looks nice.

 

4. Can Cabinets be painted to a different color in the future? Or is it too expensive? 

Most of the cabinets these days are vinyl wrapped, wooden cabinets can be resurfaced and painted later.

If the builder is offering granite countertops, I would pick from them rather upgrading to quartz.

If builder is offering Gourmet kitchen upgrade/standard, go for it.  Get the best appliance package, you don't want to change them later.

As everyone said get the structural upgrades done and don't stress much about the cosmetic upgrades. Interest rates are much higher compared to Pre Covid/Covid time, so 50K upgrades will cost you $300-$400 a month in interest, keep that in mind before you upgrade and don't over build your neighborhood unless you can afford it.
 

These are based on my experience, can vary person to person.
