Most of whites moving towards Celina, Gunter and Van Alestine because of DNT, Preston and 75..I think it's ok as 30 mins from Frisco/Plano area..

1385 is getting a 4-6 lane expansion. dallas north tollway is getting extended.  other parellel roads like teel , preston and coit are also 4-6 lanes . so traffic wise they will be good. 

380 is anyway becoming a highway....so overall there will be better traffic patterns in future. you just need to give enough time for infra to get upto mark
