was looking like it was going to ~ 5 - 5.5 during last 0.5% rate cut.  went up significantly after that low

TBH it is the best time to rent and let these interest rates cool down. Even if you are going down with 7%+ mortgage rate for a year you are seeing at $10k+ year in additional interest payment only for a starter home around $700k.
