16000 in profit a year is very good. Did you factor in property taxes and expenses?

300 k cash giving 16k which means 6% return per year. 

index fund gives same no

Keep this as it is, invest new money or the 16k per year from rents only in equities. You need both kinds of investments…slow and steady RE and stocks.

why sell? antha manchi rate malli dorkadu. as long as you get profit from that property it is good to keep.
