Asking for a friend...House buying advice..

He owns a property purchased in 2021 - 460 ( at 2.5% APR - only 150K debt remaining) - currently can be sold at 730K . - Location just OK

Now looking for a move to a better community..

listed at 850 k (may be 820 ki vastadi) ..if he gets 550 Net (after seller expenses, Pay off remaining debt) from sale.. he will still end up 270K with 7% APR ..

is this wise to take this step now? Or wait further?

😀 Yes almost decided.. but his worry is there has been already few homes listed in his existing community not sold since 60+ days... worried if he gets what he is expecting for the old home , since it would be middle of 2025 where everyone expecting apocalypse in the real estate market...

If you like the home and cannot be missed then go for it. interest rates are temp may come down.

interest tagge varaku wait cheste you will have a lot of competition for good homes. you may not get it.

idhi real problem…  used homes sales Baaga thaggayu… it’s expected at this time…. Wait until spring and list the home it won’t take long to sell it if it’s a good community

I would say it is his decision uncle

kids age em undhi, why better home?

may be 2 kids(girl and boy) needed 2 seperate bath and they are 10ish age

or parents ikkadiki coming and settling they need room downstairs, itla edho okati

Requirement ni batti he can take that risk

I personally take decision based on my req and how much I can afford

460 to 730 in four years in this market is literally impossible even in very HCOL cities. Be realistic with your selling price

Realistic sale price chuskomanu .. market lo high chupisthay .. but they end up selling for much lesser number

it is only for the Kids, they are missing companion at existing place. upgrading from 3 bed to 4 bed + Pool.

Which facing people prefer? I notice noth facing ilu sold out in every single new community. 

DONT care about vastu. But lighting important in that case which direction better especially in midwest more than 5 months gloomy days 

So depressing lekunda light vache facing edi better? 

Any suggestions would be appreciated
