new townhouse vs old independent house

కొత్తగా కట్టిన టౌన్ హౌసు….మరియూ…1970 లో కట్టిన independent house…రెండూ ఒకటే రేటుతో ఉంటే…మీరు దేనికి మొగ్గు చూపిస్తారు…

 

ఇంకా చెప్పాలంటే కొత్తగా కట్టిన  townhouse పెద్దది…కానీ backyard పెద్దగా ఉండదు…

independent house పాతది…చిన్నది కూడా …కానీ backyard and front yard…చాలా విశాలంగా ఉంటది..

older sfh may be have bigger lots. even townhomes were built apart. the newer townhomes  are so close in. they are squeezing in as many as they can in smaller land.

SFH. Appreciates better, privacy, can upgrade interior and exterior as you wish, big lot, Families prefers SFHs any day.

HOA, no trees in new townhomes, no walk paths, no facilities provided in new townhomes like pool, gym or area to celebrate parties etc. Gone are those days.

Location always beats in my opinion.

Townhomes are built on one foundation, one roof, common walls. So any of repairs related to those, or any upgrades you want to do interior or exterior need HOA permission.

new townhome will be easy to sell or rent in future if you want to move. Old SFH very very difficult to sell or rent.

Only exterior needs HOA permission. Dont have to bother about exterior repairs, roof, yard, irrigation system in townhome, yes this comes with high hoa fee.
