Problem is you have no control on them. Your preference is immaterial. Getting HOA respond on time is very annoying. That's why ppl stay away from them.

True, but you don't own the land. What is your resale value max? Single family home can be upgraded to increase resale value. Atleast that is conventional wisdom. Although I myself would prefer townhome because less work.
