Interest: 50k

Property depreciation: 100K

Minimum loss 210K in one year, assuming property sells in 2 months. The longer it stays on market, more interest accumulates and sells for lower price.

If you add in value of time in home search, time spent closing the mortgage, moving in, moving out, planning for sale, add another 50K loss

First it has to sell for 800k, longer it stays more homes come for sale and lower the price
