Investment in wrong market

Purchased June 2024 for 800k

on the market for rental after purchase. No tenant until now even after dropping rent from $3500 to $3000.

Imagine you try to resell in June 2025 in a downmarket for 600k.

Can someone help calculate the loss for investor in 1 year? Use 7% interest rate. You are not even living here, it is vacant entire time!!

The property is not getting tenants since June 2024. Worst thing is a smaller house  next street is purchased in Feb 2025 at 700k and put on rental $3100.

Why would you do that? I can’t imagine, are these people buying properties remotely on zoom? Just how can you expect $3100 rent when another larger house is not renting for $3000. Why would you buy investment property where there is zero demand for rentals?

And your monthly payments are $6K- $7K while the houses are sitting vacant collecting dust

What difference it makes? You invest that cash in high yield account it earns 5% interest rate. Forget interest rate, just leaving in checking account it still remains 800k.

Take the money and buy house in Tracy in one year you lose half of it 400k remaining 🤣

I know you don’t know anything about investment. Expendable doesn’t mean there is no opportunity cost for that cash.

Last one week, 20% increase in number of homes for sale in Tracy. 
 

Eventually with no buyers, prices will tank in 3 months.
