I have seen 2008 downturn ...where there was a 40 to 60% correction. Builders quickly adjust and stop construction - anyway they have labor shortage and material price increase etc. 

yes, the ones already in construction - they'll complete and slowly try to get rid off - either with price drops or special interest rates etc. 

last time downturn lasted for 3+ years. Let's see how many years this time

downturn started from november and december of last year anna.. this summer will be critical to future of home prices.

Yes, but we already know how it will be...

It may not crash as institutions and lot of rich people have cash and they are more than happy to buy real estate instead of stocks...so, I expect 10 % correction at max from current levels.
