I am not sure about tracy , but if you are buying a primary residence and you know you can stay there for next 7-8 years, as long as  you can pay mortgage for  6 months without job.. what difference it makes you if house price go up or down . In long term you know you will be fine . 

Also home is something you should be happy with . In DFW area i am seeing many price cuts but most of them are heavily priced before. i am seeing zero cuts in prime areas infact one builder has price increase
