Mainly averages are across decades, not years. 

2021-24 were unicron years. now reversing. 

but overall oka 8% avg aithe untadi.

last 3 months is not representation of next decade.

Returns (paper profits) are 8% annualized over a period of time. Some years and good and some not. So they all average out. 
Dividends are cash paid out to you. But you will have unrealized gains/losses in stocks. You have to consider them
