mortgage rates follow US 10 Year Treasury bond Yeild rates. Since 10 Year Tresury bond rate is keep on increasing since jan. because  economic factors, such as inflation, economic growth, and market risk.

so if bank needs to invest on house (giving loan to you), it needs to either give from its liquid cash or borrow from Fed. if bank can make more money by simply purchasing 10 Year treasury bond than mortgage loan interest then why would bank needs to give you loan?
