Housing market - April 2025 report

- Highest Record Level Inventory of homes available in market.

- Home Buyers have numerous options to pick and choose any home/any facing/any builder of their choice. 

- Decent incentives for Newer constructions but Pre-existing homes sitting idle in market. 

- OPEN Homes demand decreased and people have no time to attend OPEN houses but there are some nosy neighbors attend OPEN House in neighborhoods. 

- More importantly, Housing Interest rates are still over 6.5% APR which is making more difficult for home buyers to commit on the loans.

At this market, there are no winners.. neither the home buyers or home sellers.. ultimately builders will use all their powers by offering incentives/promotions/show fancy model homes and grab their market share in the housing market.

If you need to buy home, buy it anna..

but I do not buy between April - August months anna.. its very hot market this time. 

If you want to get a good deal.. try after August month.

In April 2025, Atlanta home prices were up 6.3% compared to last year, selling for a median price of $444K. On average, homes in Atlanta sell after 45 days on the market compared to 38 days last year. There were 684 homes sold in April this year, down from 736 last year.

Lol atkanta is hot market..

Because of high interest.. Low income areas prices declined and million dollar multi family homes are not selling.

Regular single family homes prices are increasing.. Except for remote  and bad school suburbs like cummings..
