dasari4kntr Posted April 19 Report Posted April 19 Great question! Let’s break it down and compare forest land ownership to traditional real estate and stock market investing across key factors: 🧾 1. Investment Type Overview Factor Forest Land Real Estate (Residential/Commercial) Stocks Asset Type Tangible (land, trees) Tangible (buildings, land) Intangible (shares of companies) Liquidity Low – takes time to sell Moderate – depends on market High – buy/sell almost instantly Volatility Low Medium High Passive Income Yes (timber, leasing, carbon credits) Yes (rent) Yes (dividends) Appreciation Slow but stable Variable, often strong in urban areas High but volatile Market Correlation Low (good diversification) Medium High 💰 2. Returns & Income Potential Factor Forest Land Real Estate Stocks Annual Returns ~3–8% (timber + appreciation) ~8–12% (rental + appreciation) ~7–10% average (long term) Cash Flow Periodic (timber harvest every 5–15 years) Monthly (rent) Quarterly (dividends, if any) Risk/Reward Lower risk, modest returns Medium risk, decent returns High risk, high reward ⚖️ 3. Taxes & Incentives Factor Forest Land Real Estate Stocks Tax Breaks Timber gains = capital gains, reforestation deductions, property tax reductions Depreciation, mortgage interest, 1031 exchange Capital gains, tax-loss harvesting Estate Planning Strong – can pass land across generations, often with tax benefits Same – popular wealth tool Stocks passed via stepped-up basis 🛠️ 4. Management & Effort Factor Forest Land Real Estate Stocks Maintenance Low–medium (depends on use) High (repairs, tenants, vacancies) None Expertise Needed Forestry consultant helpful Property management skills Some investing knowledge 🌳 Forest Land: When Does It Make Sense? You want diversification outside typical markets. You’re in it for the long haul, not flipping. You’re okay with less liquidity and periodic (vs. monthly) income. You like sustainable, legacy-building investments. You can take advantage of tax incentives and maybe even carbon credits. 🧠 Final Thoughts Scenario Best Option Want passive income now Real estate or dividend stocks Want long-term, low-volatility asset Forest land Want high liquidity and growth Stocks Looking for diversification & natural assets Forest land Limited capital & prefer easy entry Stocks Would you like a sample investment strategy or a case study showing ROI over 20 years for forest land vs. the others? 1 Quote

Konebhar6 Posted April 19 Report Posted April 19 I explored this option sometime back. Not forest directly but stocks that buy these forest lands and sell timber. Not bad. Decent dividend. Valued very low. Haven’t checked valuations or prices recently after stock market rout. It’s not a bad option. Plan ahead and plan for future. At some point it might become most sought after area OR NOT. Quote
