If ur DTI is less than 40, go for it. Lenders have a 49.9% cutoff, but that is too much of a stretch. At the end of the day, if ur intention is to stay more than 5 years in that home....go for it!

400k seems reasonable to buy and invest. buy if you have 20% down and atleast 50k emergency funds.

i think 2.5k will go towards home.

Go for the home as its a primary home and since its summer, your kids can get enrolled in school. Dont be shy to check out new construction as they seem to be cheaper and are offering incentives/Lower Interest rates. Make sure your payments are comfortable for you
