I was just comparing listing prices of two similar sized  houses from a buyers perspective, that’s it. Analysis doesn’t consider the story of the seller or what equity/ interest rates they purchased in the past, because they do not matter to the buyer.

That’s correct, but not the intention of my original post. I was trying to highlight the gap between old owner’s price expectations vs reality in the market. We were not on the same page to begin with.

Correct, a desperate seller has to match with a willing bakra buyer in this collapsed market.
