Price for sq yard beside kothapet fruit market

Friends,

Got a 500 Sq yards land for sale beside kothapet fruit market, New TIMS hospital is being built. What is the current price. seller is asking 1 lakh/per sqrd. 

Appreciate all inputs.

Its in this area, right beside the compound wall, 25 feet rd. Old building. He is asking for land value at 1 lakh sq yrd.

No, We know the owner but thinking 1 lakh is on higher end. 500 Sq yrds = 5 Crore. Any one know this area personally?

Plot size peddadi, ledu ledu anna 1.3 lakh aina potadi, but seller himself quoting 1 lakh ante aasthi panchayati batch vunatu vundi…

1 lakh per yard ante ipatiki local builders antha venta padi mari konestaru…

He got some financial obligations, trying to sell this and clear them out. How is the traffic on this side of the road? I'm planning to keep it as it is for next 2-3 years and build a commercial complex once TIMS starts, but confused if there is enough traffic to sustain a commercial complex. or any better ideas?

If everything works out, will take 1.5C loan. current rents are around 1 lakh per month.

It’s worth it go for it. Prices used to be a lot more but they have come down now. 
Check the land peppers thoroughly

Hostels are a popular concept in this area. Many buildings in Chaitanyapuri are already converted into these models and seems like good revenue.

Something doesn’t sound right.
 

Which direction is the plot facing? Any previous litigation issues? What is the shape of the plot? Fruit market has massive noise and smells. 
 

On a grand scale 1 lakh per sq yard is cheap. If everything seems right, go for it.
