No You can not...

Under the Foreign Exchange Management Act (FEMA) and regulations enforced by the Reserve Bank of India (RBI), NRIs and OCI card holders are not permitted to directly purchase:

  • Agricultural land

  • Plantation properties

  • Farmhouses

This prohibition applies even if you fund the purchase from India-based NRE/NRO accounts — the law doesn’t allow the acquisition itself.

If someone is naturalized citizen, can he sell ancestral polam in native place after their parents die? Any penalty when compared with Indian residing people

Inheritance is legal even in case of NRI/OCI’s. But, if the inheritance is used as a route to purchase property to be inherited later then it attracts benami act as well as FEMA violation.
