Does anyone know how much GST we owe if we buy under construction villa ?

ChatGPT says 5% of construction cost if so how can we find official construction cost ?

When to pay the GST I mean at what stage ? After full construction ? Is there a way to avoid or reduce GST ?

Will there be any difference cash payment vs loan 

Same question for TDS 

 

I did get some answers from GPT but would like to know personal experience.
