Question on SBI home loan

I applied for home loan in SBI and after my credit/ legal verifications I got sanction letter for 1 crore with interest rate 7.7% 

During same time, union bank of India also did my credit check and approved me for 7.45% interest rate 

I informed the same to SBI loan agent, he then mentioned

“Your File sanctioned 7.70% but we are initiated property show lead so you will get 7.35% after loan documentation at the time 1st disbursement. This applies for you and all property lead show customers” 

PS: SBI Property lead show he mentioned was held recently at Hyderabad during Dec 19-21 2025. So the dates match.  

Can something like this happen in SBI? Is agent telling me truth?

All fake pakodas. They will not send welcome letter and manipulate. All agents don’t explain all the details. Better cross check and move to union? Why sbi specific?

Sent all my docs and power of attorney to sbi

i have send all docs again if it’s union 

7.45 vs 7.7 costs me 18000-20000 rupees per extra year

Can SBI agent increase my interest rate to benefit him ? Like if my approved rate is 7.5 then can he increase it to 7.7 so that he get more commission? Does sbi platform allow it ?

By default it starts with higher rate based on certain criteria eaxh babk has and they can reduce it using some procedures!!  Their target commission is based on amount of loan approved and if it's higher rate better!  Simple sales businesses vayya

Oh okay. If everything done and check not issued. You can ask to holdon. Go and talk to manager if any concerns
