Real Estate Crash in Bejawada-Guntur, 2 crores land worth now less than 5 Lakhs

The Srikrishna Committee’s report on Telangana has dampened the spirits of the real estate sector which had pinned high hopes on a real estate boom in the region if the committee gave a pro-Telangana report.

[color=red][size=14pt]Those who invested crores of rupees in real estate have failed to get back their returns and started attracting customers offering  the facility of payments in monthly instalments. The realtors who pinned hopes on a possible state capital for Andhra between Vijayawada and Guntur embarked on several ventures between the two cities. As a result, the land rates skyrocketed to Rs 4 crore an acre.

An acre of land had been sold for Rs 2 crore at Betapudi village near Amaravati township two years ago. Now no one is coming forward to buy an acre of land even for Rs 5 lakh. Several housing projects started between Mangalagiri and Chilakaluripet with fanfare are now offering easy instalments scheme for customers.[/size][/color]

The realtors witnessed a boom during the end of 2009 and the sub-registrar’s offices witnessed hectic transactions. Now, the number and value of registrations have come down.

A realtor, M Durga Rao, however, saw this as a temporary phenomenon and asserted that there was no dearth of customers for apartments. Another realtor, Ch Ramesh, said that realtors should have proper planning in view of the present market trends.
