I'm using iPhone since 2007. Here is the answer for your question.

Jail Breaking: Let me take a step back and explain what is the process for an app to be available in the App store. When the App developer submits the app to apple for approval, Apple will review the app and will decide whether to approve that app or not. If they get rejected for some reason, they can't be available in app store. Now If you jail break your phone (which is a soft unlock) you can download all the apps rejected by apple as well. You will also have some leverage when it comes to settings and other options. But its not recommended. Just to let you know you always go back to normal.

Unlocking: is nothing but removing the carrier barrier by tweaking some changes to the software but is not reversible (Which is a hard unlock). If you try to upgrade your iphone to the new version of the ios, its gets bricked. But if you get if unlocked by apple, you can still upgrade to new ios or use it with any other carrier.
