Go with chemistry....before that look whether you have any future and growth in field. this is a full time and its safe. assume you are not married and at this point you will have less expenses. 40K is ok. look for salary hikes from that company too
software will have ups and downs based on market. this might be a contract job.

Personal experience ayithae 40k is not worth it after all the hardship u might gone through....
