that guy is signing on the paper, when is above 19 years..when he is no longer a monor..then how would it be against his will

how to find a more reliable and good lawyer...is that though bank manager...or is there any corporate lawyers in India..

why you want to do business with a teenager ? on the land that is too costly..

off the topic: now ongole lands are soring , why people want to sell ? other than they are financially troubled.

I agree with you..if we bought the same land three weeks before, it would have been much cheaper...

we have been looking to buy a land for the last two years...but keep postponing...our village is next to ongole...

Show the documents to 2 lawyers at least ... Get all link docs as well .. That's it man ... Don't buy disputed land ...
3 percent registration cost of original cost of land Acc to govt ... 1 percent broker charge as per party selling price .

Ensure the seller is not in deep financial trouble like abt to keep IP.., appu ichina vallu NI land midha padatharu

Brotheruuuuu.....naaku thelisina process:
[u][i][b]When Buying land, verify the below details:[/b][/i][/u]
1. Who owns the land
2. How did the seller acquire the land (inherited property) or (bought it by his earnings)
-[b]If Inherited property[/b], then usually konchem litigations vuntaaayi... (Like the owners brothers/sisters, their sons, grandsons above 18 years, and any minor names should also be included in the registartion (Sale deed) documents)
- [b]If bought by his earnings [/b]- No issues - Straight forward registration. But make sure to verify the previous sellers documents as well(Link documents)
3. Apply for EC
- Make sure there are no bank loans pending.
- Verify the previous owners information and compare the existing/previous sale deeds
4. If agriculture land - Make sure it's not assigned land (Check with SRO and MRO)
- Also verify land passbooks and apply for addangal copies - Verify both the land area/owners info matches accordingly.
5. If buying commercial/residential plots - Verify whether VUDA approval or NOT.
-Usually most of the new layouts are not VUDA approved. (These are the lands that transformed from agriculture to real estate land) don't have VUDA approval. But jananlu kontunnaru...Prefer to buy VUDA approved.
6. Kolathalu vesetappudu make sure the neighbouring plots owners are also present. so that there would be no issues in future.
Usually muslim properties are inherited properties - Sadhyamainantha varaku veeti joliki vellakandi.

[u][i][b]If person inherits the property when minor[/b][/i][/u]
-As a minor, he has the right to sell by gaurdiance guidance (Registration lo minor and gaurdian details mention cheyyali...the writes/lawyers can guide you)
- If minor owner becomes a major and decides to sell - No issues at all. (But need to verify how he got the right to acquire the land-through will or inheritance)
