There's a chance it may fall. Consider this, Sales tax revenue makes up for about 60% of revenue to the AP state currently. And loss of 6 crore taxpayers will hurt Hyderabad.

Also pls point which other small state sustains a huge city of the range of Hyderabad in India. Delhi is not counted, coz of the obvious reasons.

It'll require a miracle, plus great political leadership to create the right kind of environment for Hyd to sustain its growth. In indian context, it looks highly implausible.

one reason is, Hyd realestate is already cheap compared to bangalore, and nowhere compared to chennai. So it may increase initially. But eventually, Hyd can't sustain this growth, unless more money is poured into it by the TG govt, affecting the development of rest of TG.

On the long run, Hyd real estate may be bad investment. But, if a house is bought to live and get to work, it may be awesome. Trouble is, we have too many lazy people with lots of easy money trying to become billionaires without working. May be the govt should increase taxes on second and third homes, and increase unused land tax by many times.

too much flush money is also the reason why Andhra region will take a longer time to recover. No industries will be willing to invest at the land rates that are quoted there.

Money itself is useless without a product to buy it with. Land is more useless than money, if used for agriculture or just hoarded to monetise it later.
