30% depreciation is crap within the city bhayya... in the reach of metro, 30% down aithe ledhu... this is sure. infact apartments ki value baaney perigindhi outskirts lo. madhapur lo ma illu 2 yrs lo 25% varaku appreciate aindi.. ee godavalu lekunda unte inkaa ekkuvey undedhi... but rangareddy, medak itla GHMC paridhi lo unna kuda city ki baaga dooram ga unna chotla land rates thaggayi antunnaru baagane. ringroad meedha undevi aithe thaggaledhu.. that is sure.. konataniki chusi rates thaggaledhu ani mooskoni kurchunna vallu chala mandhi e unnaru naku thelisi... lopala side ki velli villages lo rates chusi 30% depreciation anatam anedhi correct kaadhu ani na uddesam.

desperate ga undi vadilinchukovali ankune vallu thappa.. chaala mandhi ammatledhu.. they are waiting to see how this bifurcation process goes. edi emaina kuda

sobhan babu cheppinatlu bhoomi meedha pettina pettubadi eppatikaina peragatam e thappa.. thaggatam anedhi undadhu... so real estate is always safe and in and around a city such as Hyderabad, its always a wise investment.

yeah.. idhi matram correct.. villages aithe chala mandhi debbai poyaaru.. aa fab city ani.. sri city ani.. it park ani.. ee ysr gaadu atla pukaarlu puttinchedhi itla real estate rate lu lepinchesedhi... ippudu chaala varaku sallabaddaru villages side. city lo no difference though.

akkada cheyyaledhu but gurramguda, almasguda, lo chesa.. all sold out.. i started sellin at 4500 per yrd, after 3 months 7000 ayyay, now easliy 8k+pothay. but i keep good corners for myself as an investment for upto one yr...

Good suggestion is never buy road facing properties, road extension and set back rules lo land pothundhi...so always preferr 2nd line, unless u have special reasons

Shobhan Babu invest on land annadu..Chidambaram gadu never invest on Gold annadu..Warren Buffet gadu never invest everything in to one annadu... :4_12_13:

atla poinappudu govt. compensate chestundi kadha ??

recent ga oka scenario chusanu... oka aayana road corner lo land konnadu.. govt. oka 10 feet lopali varaku land theeseskoni compensation ichindi.. and aa area lo only 3 floors ke permission unde as per GHMC I guess.. kaani ayana ki 5 floors varaki permission icharu because he lost some land ani. atla compensatiosn aithe untai kadha govt. side nunchi ?? lekapothe eka paksham ga laageskuntaara ?

srisailam route lo last yr pathri baba ani okadu vachadu...5 lacs ki acre kanthe thakkuva unna land 50 lacs varaku poyindhi... u wont believe 1 month mariot lo all rooms were booked and a village lo oka illu rent 2000 kante thakkuva, but seasonal demand made it to 20k..and village is kadthal just before maisi gandi

Chidambaram gaadu oka waste fellow... buffet principle is applicable in intangiable assets, but not tangiable ones such as land, real estate etc. (just my opinion though)
