While Delhi National Capital Region (NCR) will see a short supply of 3.3 lakh units, Hyderabad and Chennai will witness a shortfall of 2.3 lakh units and 2.32 lakh units, respectively. According to the study, the total demand for housing units from 2014 to 2018 in Hyderabad will be around 2,91,400 units, while the total supply during the period is expected to be around 60,800 units, resulting in a shortfall of 2,30,600 units. "With an estimated overall demand-supply gap of around 2.3 lakh units (until 2018), Hyderabad is likely to witness one of the highest shortfalls due to the comparatively low supply scheduled to be delivered in the next five years," the study said. The report said a majority of the supply (38,000 out of 60,800 units) is expected to be in the middle income group (MIG) category, 12,600 in the high income group (HIG) and the remaining 10,200 units in the low income group (LIG), resulting in the LIG segment alone witnessing a shortfall of 1.1 lakh units. Commenting on the findings, Telangana Real Estate Developers Association (Treda) president P Dasharath Reddy pointed out that the shortfall of housing units is imminent as Hyderabad is set to grow with a lot of mega projects such as Information Technology Investment Region (ITIR) being planned in and around the city. "In the last three to four years, the demand for housing units in the city was low as people were hesitant to invest due to the political uncertainty. However, with bifurcation over and the state government being aggressive about attracting industries, the demand for housing units too is set to jump in the next few years," Reddy explained. Even the C&W report indicates a surge in demand for housing units with the city poised to grow rapidly in the coming days as companies rapidly expand their activities. "With the political uncertainty over the Telangana issue finally settled, Hyderabad is set to grow. Considering the fact that the city already possesses ready physical and social infrastructure, the city will attract more investments. As the existing companies begin expanding their operations and new ones establish their base in the city, housing demand will also increase significantly, leading to a shortfall in supply," C&W's Hyderabad office head Veera Babu said.
