New Home - Need Suggestions

first thing look for community and school district. Manchi school district lo teesuko. leka pothe neeku daggarlo emaina manchi charted schools unnaya chudu. and also commute.

next baga negotiate cheyi. is it brand new home or resale. nee mortgage 2k to 2.5k unte single income is fine.

I am buying a home here in PA. Town home 2060 sqft. 305K

Community wise it is too good....very near to all restaurents ,grociers, shopping complexes,,,School district wise elementary is good...but middle school and high school antha balevu...but there is one private school near by which is good but getting in to that school depends on luck.....Commute wise also very good.....negotiation cheyadaniki em ledu endukante david weekly is the builder...right now it is hot property and vadu asal thagganu antunnadu....its a brand new home......ya mortgage 2500 aaa range lo vuntundi.....and more over this is not a town home...

Dallas side 400K pedithe pedha single family homes vastayi. But east side like PA, NJ, VA etc lo single home kavalante min 500k pettali. and mee side property taxes kuda takkuva...ikkada property taxes vachi pothayi

inkoti if you want to stay in that home for long time then only go for 30 yrs loan other wise look for options like 5/1 and 7/1.

5/1 ARM and 7/1 ARM.

 

7/1 ARM ki 30 Yrs ki almost 1% difference untaadi intrest rate. oka 100 dollars varaku difference vastadi nee monthly mortgage. present 7/1 ARM intrest rate is 3.00 and 30 yrs 4.00 nadusthundi. neeku 7 yrs varaku 3.00 rate untadi. nuvvu kavalante madyalo intrest rates tagguthe refinance chesukovachu. ledante after 7 yrs ye rate unte aa rate ki (not more than 5% increase which is 3+5 = 8%)automatic ga set avudhi. if you are thinking to move to a bigger home after 5 to 10 yrs then 7/1 is good option

Dude, naaku oka question. House cost 360-390 range antunnav. Let us say 375 ki final ayyindi anuko. Nee mortgage 2500 enduku untundi. For calculation sake, mottam 375K ki loan teesukunna kooda (bank full 100% loan ivvadu) avg 4.2% interest anukunna kooda EMI anta avva koodadu kada. Nenu random numbers petti choosanu(Loan 375K, Down: 0, 4.5%, 30y, 1.5% Property Tax, 0.5% PMI): ala choostene 2290 vachindi. 20% Down cheste PMI undadu, Dallas lo prop tax ento naaku telidu but tentative lekka vesa. What am I missing? Nenu looking for a MF in the new england area, but not seriously. That is my genuine Q.

Buy a home in a good school district (not just elementary, but middle ) as well. Rate appreciate avvaka poyina, nuvvu sale cheyyali ante dhairyam gaa untav. Personally I will compare my costs for rent vs Mortgage. Obviously Dallas laanti area lo mortgage will be more. You said recently married, and not planning kids for 2 years or so. I personally prefer a decent sized home like 3b2b or 3b3b when the family size is small but that is my choice le.Own house teesukunte, utility costs avi ekkuva vastayi. Hope you factored in those as well. Ivanni pakkana pedithe, aa area lo nuvvu atleast 3 years or preferably 5 years undalil ani antene konu. Leka pote closing costs lo kashta padathav unless you are going to an FTE position and they will cover the costs. Inka chala factors untayi, I wrote whatever I felt. Good luck in your search.

Few things to add, If you are planning for kids to go to school in next 5 years.... and aa tarvata switch cheyali anukunte, Chinna illu better ani na opinion...... Utility costs, Work inside home will be comparatively less and you may have some savings too as you pay lesser mortgage payments......

Property tax na estimate lo monthly around 700 vesadu...property tax are high in texas ..ranges from 2.25%-3%.

Dallas , TX lo ani cheppanu kada ..Irving lo ....married but no kids yet..planning after 2yrs...eee lopu illu tisukundam ani....its a patio home ...same as sigle family home but we dont get any lot in the back yard....

who is the builder ?
