what about hidden expenses after buying house? Furniture etc etc ani oka 15-20k kavali.. Think about that too..

 

You are saying salary is 5k .. down payment etc antha set chesi.. monthly you will have to pay lets say 1700 to 2000. Electricity bills+ Utility Bills+Home maintenance bills.  so miglina 3k lo ivvani adjust cheskovali.. Single unte savings ekkuva untai lets say sharing a room etc.. Once married in 5k -2k (every month mortgage payment)  3k lo anni set avtaya leda anedi chuskovali. 

 

If you can manage this then definitely House is a good option. I believe you would surely know someone who might have bought a new house, so you can ask them about hidden charges..

hidden costs anthe utilities untai anthe. Naaku tochinattu break down chesi cheptha. 

 

only 10K savings antunnav. adi down payment ki potundi. So furniture and appliances ki card meeda or loan meeda konali. ee scenario lo cheptunna choodu:

 

300K house ante about 1500 mortage untundi including PMI

 

Mortgage:1500

Utilities ( electricity,water,heat,internet): 200

HOA: 40-150 ( Depending on type of home. Single family aithe around 40 untundi.. town home aithe 100-150 untundi)

Furniture loan bill: 200 ( 24 months 0% istaru or more depending on deals. So 24 months lo kattali ante around 200 a month)

Appliances loan bill: 200 ( same explanation as furniture)

Own home ante koncham manchive kontam... mats,doormats,carpets,kithcen stuff anni oka 2000 vesuko.

 

So total:1500+200+75(hoa)+200+200=2300.

ohh my god ... papam illu konukuntaaa antee appula palu chesela unnavu kadhaa nee ideas tho .......

 

 

@TS ... generally you need 20% of the downpayment ... if you have less than 20% of the money for downpayment and still thinking to buy home ... you need to get PMI insurance (private Mortgage insurance) .....using PMI u can lower u r downpayment as low as 5% but u endup with paying extra insurance ...

 

 

 

Best option ekkuva rents unde places to Rent pay cheyatam kante.... house ki invest cheyyatam chala better..

 

mee dhaggara 10K unte..  get Personal Loan or CC money /  401K plan loan   transfer.. Ala 40K downpayment chesi..

 

get  mortgage loan for remaining amout....   may be month ki 2000$ mortgage ki pay chesi... 500 Personal loan ki pay chesina.

 

you can spend 2500$ per month..  on monthly expenses

for every 100K , you have to pay arround ~600$ every month (30 yrs) which includes mortgage+Insurance+HOA ,so you are saying house will be arround 300k

 

total monthly cost is going to be

 

1800+100(water)+200(electricity+gas)+100(security+internet) =2200

 

you have to pay every year property tax 1% of house value (it will change based on state and county).. for this you will get tax binifit so you can manage it  for tax credit..

 

if you are paying rent ~ 2000$ house buying house arround 300k is best option ..if you are a single you have to earn 2000 from rommates by rents ..

 

to buy this you need 5% down payment (which is not from other loans like BT from CC or personal loans etc)

3% for closing costs .. and 2 % for initial stuff buying ..

 

if you have  min 8% of your house value in hand and if you are able to get 90% of 1800+100(water)+200(electricity+gas)+100(security+internet) =2200, then buyying house is best option ..

 

and you ahve to check for leasing options also .. if you movee to other state , you should able to rent it .. for atleat 1800 and they will bare the utilities ..

 

if you want to stay alone in that big house its waste of money..

Example.. Houston konni areas lo 3.5% undhi.. so 300k illu konte $10K per year property tax kattali.. monthly $800 almost
